Birch Tree Properties LLC received approvals to rezone a vacant lot from P (Public) to RH-1 and develop a Planned Unit Development on a one-acre parcel in the Ocean View neighborhood (1 Capital Ave) of San Francisco. The site was subdivided into 28 lots for the construction of 28 two- and three-bedroom single-family homes with forty-one (41) off-street parking spaces in attached private garages and one (1) car share space. The entitlements took 19 months to complete.
The site was ultimately sold to Habitat for Humanity to provide much needed housing for San Francisco families.
