Birch Tree Properties LLC, founded by Deny Sepaher in 2009, is built on the solid foundation of a family-owned business that began in 1958. The company’s roots trace back to Joe Sepaher, who immigrated from Yugoslavia (now Slovenia) to San Francisco. Joe started as a general contractor, gradually growing his business while establishing a reputation for quality. In 1968, he married Martina Sepaher, who later joined the business and helped propel it forward. Joe also welcomed his brother-in-law, Louis Stalcar (pictured), into the company when Louis immigrated from Yugoslavia.
Deny Sepaher, born in 1970, was raised with the values instilled by his parents: a strong work ethic and a commitment to “doing it right the first time.” He has continued the family legacy of excellence, overseeing all aspects of Birch Tree Properties with a focus on acquisition, leasing, and financing. With nearly three decades of experience in real estate, Deny is well-versed in evaluating diverse property types. However, Birch Tree Properties primarily invests in multifamily, mixed-use, and medical office spaces, with a particular focus on value-add opportunities.
Before founding Birch Tree Properties, Deny held the position of Vice President at Highland Realty Capital, Inc., one of California’s top commercial real estate finance firms. His previous roles also include Manager of Project Finance and Banking at The Irvine Company, where he was responsible for financing over $150 million in loans and maintaining corporate lines of credit. During his time there, he also contributed to the company’s Acquisition Group, analyzing potential acquisitions. Deny’s career began as an appraiser with Marshall & Stevens before transitioning into real estate consulting with Ernst & Young and KPMG.
Under Deny’s leadership, Birch Tree Properties continues to expand its portfolio across the West Coast, with a keen eye for high-potential investments.

DENY SEPAHER
Deny Sepaher is Managing Member of Birch Tree Properties LLC (“BTP”), a real estate investment and management firm. Mr. Sepaher created BTP in 2009 but has been involved in real estate since 1993. He is experienced underwriting all product types and managed entitlement, repositioning and renovation projects over the course of his career. SPENCER BAILEY
Spencer Bailey is the Asset Manager for properties located in San Francisco, Silicon Valley and Denver. He is also oversees our construction and renovation activities. He has been involved with BTP’s portfolio since 1999.
MIKE DEE
Mike Dee works as an Asset Manager for properties located in Berkeley and Salt Lake City. He is also responsible for negotiating leases with our commercial tenants. He has been working with BTP since 2019.
